Planning Applications - Apply for and Search Planning Applications

Introduction

Aberdeen City Council's Development Management section currently processes around 2500 planning and related applications each year. The Development Management section is split into the Householder and Non-Householder teams.

The householder team is responsible for carrying out pre-application discussions and processing applications for planning permission deals with applications to alter or extend houses or flats. In the event of listed building consent or conservation area consent being required then the team will also deal with these applications.

The non-householder team is responsible for carrying out pre-application discussions, processing applications for planning permission and listed building consent or conservation area consent for non-householder matters. The team is also responsible for dealing with applications for advertisement and other consents.

PLEASE MAKE NOTE OF THESE IMPORTANT CHANGES

On Monday 6 February 2012, new legislation will come into force which will allow for certain domestic extensions and alterations to take place without the need for planning permission.

Currently, owners of houses can build a rear extension up to a maximum of 30 square metres in size, do certain alterations to their roof or build a garage (all subject to certain criteria) without the need for planning permission. At present, owners of flats do not have such permitted development rights and thus have to apply to the Council to change their windows for example.

The new permitted development rights extend the current 6 classes to 12 and allows for greater flexibility for owners to alter their dwellinghouse without the need for planning permission.

One of the main benefits of the amended regulations is that owners of flats will now have some permitted development rights.

The new regulations are also a lot stricter when it comes to properties within Conservation Areas with all permitted development rights being withdrawn.

You can now view various documents relating to a particular application submitted to us. The Planning Register will allow you to track the progress of an application from submission to determination. Apply for Planning Permission Online

We are actively encouraging planning and other applications to be submitted online, which can be done via the Scottish Government's ePlanning service at the above link. If you prefer to submit your application on paper, the relevant forms can be downloaded and printed off from: Planning Forms

Comment on a Planning Application

We encourage the community to participate in the planning process which helps to shape and form the environment in which we all live, work and enjoy our leisure time. The involvement of the general public is valued, as it enables Planning Officials to reach a balanced view when deciding upon planning applications. Every member of the community has the right to comment on any planning application, and the purpose of this guide is to assist how best you might make your views known.

Appeals and Reviews

The appeal process in Scotland has changed. Any decision made at officer level on an application classed as 'Local Development' can only be appealed to the Local Review Board.
