Current Model Rent - 2016/17
In December 2015 Aberdeen City Council agreed to increase the rents of Council properties by 1.7% for 2016/17. This decision was taken after Councillors considered a report which included the outcome of the rent consultation held during September 2015.
In 2013 Aberdeen City Council changed the way rents are calculated. The up rated elements are detailed below:
- A base rent of £47.31 for all properties
- An additional rent charged based on the type of property
- £11.26 for flats, multi or maisonette
- £16.89 for a four in a block
- £22.54 for a cottage or house
An additional rent charged based on the number of bedrooms
- £0 for a bedsit
- £11.26 for one bedroom
- £16.89 for two bedrooms
- £22.54 for three bedrooms
- £28.16 for four bedrooms
As the new rent structure resulted in some tenant's rent increasing or decreasing the changes are being phased in over a period of up to 5 years. April 2016 is year four of this phasing. There is an annual cap of £3 (plus the annual inflation increase) applied to affected tenant's rents.
New Build Properties
New build properties are subject to a 25% premium on their rents and will continue to be subject to this premium for 15 years.
New build rents will be frozen at their current rent level until such time as the new rent structure + a 25% premium + annual inflationary rent increase catches up.
We will continue to consult with all tenants on the annual rent increase and all tenants will continue to receive notification of their new rents in February.
