Vacant Property Discount/Second Home

Unoccupied and Furnished Property Discount (Not a Second Home)

This 10% discount can be awarded, up to a maximum period of 12 months from the date the property became unoccupied, to a property which is unoccupied and furnished and is not a Second Home.

The property must be occupied for less than 25 days per year in order to qualify for this discount.

If the property remains unoccupied and furnished beyond 12 months, the discount will end and a 100% additional Council Tax charge will apply.

(Please note that the 10% discount and 100% additional Council Tax charge does not apply to the Water and Waste Water charges contained within your Council Tax bill)

However, if the property is actively being marketed for sale or rent, a further period of up to 12 months of 10% discount can be awarded.

10% discount can therefore be awarded for a maximum period of 24 months provided the property is actively being marketed for sale or rent. After the property has remained unoccupied and furnished for 24 months in total, the discount will end and a 100% additional Council Tax charge will apply.

Evidence requirements:

  • Actively being marketed for sale: A copy of the Home Report and information of where it is being advertised for this purpose.
  • Actively being marketed for rent: Information of where it is being advertised for this purpose and a copy of the advertisement.

Evidence will be checked and a visit to your property may be undertaken.

Second Home Discount

This 10% discount can be awarded up to 31 March 2017 to a property which is no person's sole or main residence and is furnished. From 1 April 2017 no discount will be awarded.

The property must be occupied for at least 25 days per year in order to qualify for this discount.

(Please note that the 10% discount up to 31 March 2017 does not apply to the Water and Waste Water charges contained within your Council Tax bill)

Evidence requirements: We may contact you to provide evidence to confirm your second residence. We may also get in touch with your other local authority (if your other property is in the UK) to confirm if you are receiving any discounts from them.

Evidence will be checked and a visit to your property may be undertaken.
